Pick a local

Make sure you’re getting an agent who actually knows the area you’re buying or selling in. This will mean they will be better at understanding pros and cons of living there, and get you a better understanding of what’s on offer.

Do your research on them. Get an idea of who they are professionally so you can understand what they offer. This also means researching their past clients and past results, to see if they’ve got a good history behind them. This is someone helping you with your home, after all, you want them to be professional and dedicated.

See your agent in action

A great way to do this is to find an open home that they’re hosting and see how they work. Do they greet clients? Are they very present? Are they vocal? Establish their character and get an idea of whether that’s what you’re looking for in an agent.

How do you talk to them?

Do you communicate in a positive manner? Do you feel comfortable talking to them? Don’t assume that the best agent available will be the best for you. Finding the right agent is a personal experience, and one you should consider as such. Really, you want to know: do you like them?

How much work will they do for you?

Are they good at negotiation? Will your agent be able to do the hard work for you when buying or selling? Make sure you have an agent that you’re confident will negotiate the best price for you, without needing your input.

Ask them questions

Ask the agent questions. Even if you feel like you’re pestering them, it’s good to have a better understanding of what they do. Make sure you’re asking questions about future costs, including extra fees, penalties and cancellation costs.
